Equally interesting in winter and summer months, this holiday and recreation paradise with spectacular vistas also boasts attractions in spring and autumn rarely found elsewhere. The wooded land parcel close to a river and the emerald-green waters of Bled Lake is a picture-card setting for the facilities to be built.

The development project endorsed by the Municipality of Radovljica and elaborated in the
detailed municipal spatial plan has been downsized from some 200 guestrooms to 140 and from 150 apartments in ten buildings to 100 apartments. A state-of-the-art conference centre and a spa and wellness centre will complement the accommodation facilities. The conceptual design made by the architecture firm ZEYTINOGLU ZT GmbH from Wien has been selected for the resort and a contract has been signed with Falkensteiner Michaeler Tourism Group AG, a provider and developer of tourism products and services in Central Europe. The company specialises in development, planning, realisation and management of hotels as well as consulting in area of touristic project development. The Mivka Hotel and Resort will be added to the portfolio of 31 four and five-star hotels in six different countries managed under “Falkensteiner Hotels & Residences” trademark. The master builder will be selected once a contract is signed with the investor. The procedure for obtaining the building permit can start on the bases of the design documentation to be prepared based on the investor’s requirements.
Advantages of the investment project
The winning design concept places the accommodation facilities and amenities in the pleasant ambient created by the fir tree forest on some 11 hectares (27 acres or 7,910 sq. ft.) on two plateaus that rise above the seft bank of one of two rivers that form the Sava River – Sava Dolinka. The views from the hotel to be constructed on the higher plateau will offer views of Mt. Jelovica (1,440 m above sea level) and Mt. Triglav (2,864 m), the Karawanke mountains and of the Bled Castle. The international passenger and cargo airport at Brnik near Ljubljana is only 20 km away and Slovenia’s capital is 50 km away. To reach Austria and northern Italy is equally quick and easy.
What makes this pristine wooded land parcel even more attractive is the fact that it borders on the championship golf course of Bled, the five-star camping Šobec and a small race course with stabling currently out of use. The area has a status of a protected habitat with protected water quality with wildlife and great ski slopes to suit skiers at all levels of competence are nearby. The town of Bled boasts an indoor arena which becomes an ice-skating rink in winter months, while fishing in the lake and the rivers is a popular pursuit in warmer months. It is traditional venue of many high-profile events and all facilities in the vicinity benefit from such events.

The owner of the land parcel is MIVKA RESORT d.o.o., a company registered for development of building projects with the head office in Murska Sobota.
The documentation related to spatial planning has been prepared, the concept design has been selected and the contract has been signed with the company with excellent track record in hotel management.
The first phase of the property development is the construction of the hotel and the amenities (without apartments) and the cost is 33 million euros. The second phase of the property development will be the construction of the apartments. Under the optimistic scenario, the rate of return on the investment will be 9 per cent or 7 per cent, if a more prudent approach is adopted. Since the hospitality industry has been doing well recently, the higher ROI figure can be expected.
Potential investors are welcome to come on board either by acquiring the limited liability company MIVKA RESORT d.o.o. complete with the land for development and the project or as a partner expected to fund the development project in the amount of the difference between the value of the land parcel and the value of the completed first phase of the Mivka development project.
