30.11.2007 Resort, Business and Residence Centre Livade Izola The resort, business and residence centre Livade includes water park, health resort hotel, hotel and apartment buildings. The building plan decree has made the construction in more phases possible which gave way to the project designing of the first phase (water park) immediately after the building plan was adopted.Location The resort, business and residence centre Livade will be located in Izola, a beautiful town on the Slovenian seaside. Description The resort, business and residence centre Livade will be operating year-round and will make it possible to exploit much better the existing residence capacities. The construction of the centre will open many new employment possibilities while investment calculations show that the centre will be successful and profitable. In the summer season the water park will be able to receive 2,400 guest per day; in the winter season up to 750. The water park consists of the central buildings AQ1 and AQ2 and represents a thermal bathing facility with internal and external swimming pools and a lake. The building AQ1 is of a round shape with maximum diameter of 75m while the floors are: basement, elevated ground level and fist floor. The basement has 3,767 sq.m. with the engine rooms, warehouses, workshops, wellness centre, sanitation and various businesses (two inns, offices and a shop with non-food items). The ground floor of 4,285 sq.m. will comprise business spaces for the centre administration and functioning (reception, hairdresser, cosmetics shop, electronic games, tobacconist/newsstand, green grocer, restaurant, pizzeria), engine room, warehouses and communications facilities while the swimming pool will be of 548 sq. m. whereas recreation spaces along the poll will extend over 1,010 sq.m. On the intermediary floor, a part of the elevated ground floor of 4,024 sq.m. are designed two facilities that are a part of the centre functioning (a coffe shop anda an ice cream parlour), plus a thermal swimming pool of 184 sq m. A promenade leads through this floor by wich the external guests may watch what is happening in the swimming pools complex. The first floor which extends over 420 sq.m. will have a sauna, special bath facilities, a massage centre, solarium, an indoor pool and recreation spaces along the pool. The outdoor pools and lake extend over an area of 2,700 sq.m. with 746 sq.m. of islands and 11,173 sq.m. of beaches and recreation spaces along the pool. Building AQ2 will be 1,224 sq.m. with cloakrooms, toilets and a restaurant. Health resort hotel Four-star hotel on 8,000 sq.m. with 250 beds, restaurants, business areas, a health resort and garage with 100 parking places. Hotel Four-star hotel on 12,000 sq.m with 400 beds, restaurants, business areas and a garage with 200 parking places. Apartment buildings It is possible to built 200 apartment buildings with 50 sq.m. per apartment in the immediate vicinity of the water park. The urban-architectural concept is based on the tradition of Mediterranean cities, with a diversity of roof lines and low buildings. Car traffic is limited to the edges of the centre, while the inner part is interwoven with trees that meet in a number of squares. All ground floor residence unites have terraces and loggias with shrubs. The pools will be supplied with thermal water that shall be extracted from a drilled well 500 m deep near the central building. The thermal water will make bathing in the outdoor pools possible also before and after the summer season.
