SiPark, Slovenian park of tourism

Executive summary
 
The Slovenian Holiday Park – SiPark – is first all-round and the year-round visitor attraction in the European Union. Its 30 ha will offer a great day out both for discerning adults and for the whole family: entertainment, education, culture, sports, recreation, wellness … Accommodation and camping facilities, as well as great opportunities for various outdoor pursuits, will cater for those in search of adrenaline pastimes and those wishing to be pampered in a spa. The fact that part of the grounds will be left untouched by landscape architects is an additional boon to the outdoor lovers.  


The SiPark is also the starting point for the tours of the unspoilt area protected under Natura 2000, a network of nature conservation areas, and of the habitats of the Krakovo Forest. The region’s topography with sunny hillsides nurture long stretches of grapevines and the local wine is protected with the mark of a recognized traditional denomination Such a diversity of attractions is set to attract some 40 million visitors living in the 500 km radius and make it a financially viable project.

The project  is prepared to investor's desire and vision. The project can be finished on chozen location or it can be put on any location all over the world.


Investment opportunity
 
The SiPark project is a feasible and financially viable project from a technical and market demand perspective. It has been prepared up to the phase in which an active investor, a tourism developer or an equity partner can step and realise his vision. The value of the project is in the region of 100 million euros. It can be sold as a package and it is also available under a debt or equity funding arrangement. The project is eligible for financing from the EU funds. A loan obtained from a local or an international bank would be in the range between 20% and 30% of the purchase price.

The  project is estimated  at 100 mio €, other possibilities are the subject of negotiations.

Advantages
 
Starting and operating a tourism business is a rewarding experience and SiPark as the ultimate tourist destination has all the elements necessary to be a success also in other countries. It is a unique project at a fantastic location in one the busiest European transport corridors used by holiday-makers from central and northern European countries to reach the warm waters of the Adriatic Sea, guest workers from the south-eastern countries to go back home or those doing business across the continent. Visitors from the neighbouring countries can use motorways or fly to one of the nearby airports – it suits all kinds of vacationing habits. The necessary land, development, and regulatory approvals have been obtained and it will take five years to open the doors to the first visitors.

 

This project based on high technology and sustainable development does not have any of the most common disadvantages of some tourism businesses such as seasonal nature, airline access or environmental protection issues or high costs in bringing utilities and services to a remote area.
