The name Prestranek is well-known among horse lovers. The Austrian masters of the stud for breeding the white horses of Lipica (Lipizza) were quick to recognise the value of the estates with lush pastures in the vicinity of Postojna and they bought Prestranek together with other two estates in the 18th century for young stallions to graze. Easily reached from all directions, potential for development of the estate dominated by the historic manor house is enhanced by excellent transport links. The proposed investment project sustains and transforms heritage as the value of heritage to modern life continues to grow. The objective of the project is to capitalise on the fast-growing segment of the building industry by revitalising the historic buildings and the surrounding landscapes. The project is offered to international property developers and investors with intelligence to spot a business opportunity and make the Prestranek Estate a commercial success of the hospitality industry and a venue for sports and other events.
At present, accommodation is offered in six well-appointed apartments that sleep four or six persons with a well-equipped kitchen, bathroom, TV and central heating. There is a pleasant restaurant where visitors can enjoy an oven-fresh pizza, a traditional Slovenian dish or a sophisticated dish made with Angus beef. It is a great place for wedding and birthday parties, anniversaries and other sorts of gatherings. The outdoor and indoor riding facilities cater for both beginners and advanced riders, while trekking and hacking routes offer a truly enjoyable riding experience.
Key advantages of the project
The manor house dates back to the 16th century and needs renovation and modernisation to be serve as an upscale hotel with 100 to 200 rooms. Given the fact that there is only a limited number of historic manor houses, once it is brought back to its original splendour, it will be a prestigious and valuable investment.
The grounds surrounding the manor house extend over 118,700 square meters with forests, pastures and ponds, and numerous sightseeing places. In addition to the natural beauties, there are also natural phenomena, historical and landmarks. It is the geographical position of the Prestranek Estate that makes it so special. Here the rocky Karst gives way to open valleys with rich vegetation that benefits from the influence of the Mediterranean climate with the Adriatic Sea being being so close.
The nearby attractions such as the world-famous Cave of Postojna, Predjama with its imposing castle carved in the towering rock with some 6 km of galleries beneath it inhabited in the prehistoric times that have left us a rich heritage of artefacts on display in the castle provide an unforgettable experience. In the direction of the Slovenian coast there is another phenomenon of the Karst: the lake at Cerknica that fills with water when the rains come in autumn and that dries up in hot summer months. A short drive along the motorway takes visitors to the Lipica stud founded by Charles II, Archduke of Austria in 1580 practically on the border between Slovenia and Italy. Today it is a stud of Lipizzaners and a renowned equestrian centre with two hotels, a nine-hole golf course and a casino. The Adriatic resorts are within easy reach of Prestranek. The Slovenian coastline is just 46 km long but very popular with holidaymakers with the picturesque Istrian villages worth visiting for great gourmet experience and many cultural events. Another option is driving to Rijeka (Croatia) – the road passes by Prestranek. And last but not least, Vienna and Venice are almost equidistant from Prestranek offering a pleasant rest on the way to or from these great cities.

An investor committed to converting the manor house to a an upscale hotel is welcome either as a strategic partner prepared to run the business alone or in partnership with the current owner. Outright ownership is also possible.
